Bare concrete to the best floor in the house

Half your house is sitting down there unused.

If your basement is still bare concrete, that is a lot of square feet you already paid for and are not using.

Alpha Homes frames it, runs the plumbing, electrical and heat, gets it inspected, and finishes it so it feels like the rest of your house. Tanner prices it in person, and the crew builds it fast.

What we build down there

Rooms your family will actually use.

Most basement jobs are a mix. Tell Tanner what you want the space to do and the plan gets built around that.

  • Bedrooms with code-legal egress windows
  • A full bathroom and a laundry room
  • Wet bars, theater rooms and home gyms
  • Mother-in-law apartments, where your city allows them

The Alpha Homes difference

About half the time of a typical basement finish.

Most contractors quote 6 to 8 weeks to finish a basement. A bare 2,000 sq ft basement usually takes Tanner's crew about 3. Tanner keeps the crew, the subs and the inspections lined up so the job never sits waiting on the next trade.

City by city

Every city has its own basement rules.

The code is statewide, but each city runs its own permit desk and has its own extra rules. Pick your city to see what matters there.

Basement finishing in Sandy →

Sandy has its own basement finish permit, a separate permit for walkout doors, and separate rules for family space and rental apartments.

Basement finishing in Draper →

Draper's basement checklist sets a 7-foot clear ceiling, and many foothill homes have fire sprinklers that must reach the new rooms.

Basement finishing in Holladay →

Holladay's own plan says high water tables are common, so drainage and moisture come first in older homes near the creeks.

Basement finishing in Cottonwood Heights →

Cottonwood Heights allows a basement apartment on lots of 6,000 sq ft or more when the owner lives on site.

Questions

Basement questions.

How long does it take to finish a basement?
A 2,000 square foot basement with bare foundation walls and nothing framed usually takes Alpha Homes about three weeks. Bigger layouts, a full kitchen or a walkout door add time. Tanner gives you a real schedule at the walkthrough.
Do I need a permit to finish my basement?
Yes. Sandy, Draper, Holladay and Cottonwood Heights all require a building permit to finish a basement. We draw the plans, pull the permit and schedule every inspection.
Can I add a bedroom in the basement?
Yes, if it has a code-legal way out. A new basement bedroom needs an egress window or a door to the outside. We size the window and the window well to pass inspection.
Should I test for radon first?
We recommend it. The Utah Geological Survey says soil with the highest radon potential in the Sandy and Draper area is on the east bench near Little Cottonwood Canyon. A test before framing is cheap, and a mitigation pipe is easiest to run before the walls go up.
Can my basement become an apartment?
Often, yes, but each city has its own rules for a second kitchen or a rental unit. We check your city's rules before we draw it, so you do not build something you cannot use.
