Building in Draper

Newer homes, big views, real rules.

Draper is young. The city had about 7,000 people in 1990 and more than 51,000 by 2020, so most homes on the east bench are from the 1990s on. Many were built with a basement left for later and a builder kitchen that is ready for an upgrade.

Building up here also means building in the foothills. Draper has rules for faults, steep slopes and wildfire that a valley contractor may never have dealt with. Alpha Homes works them every week.

What we know about Draper

Local rules that change the job.

These come straight from the city and the state. Fees and review times change, so we confirm them with the city on every job.

Draper's own basement checklist

The city's basement finish checklist calls for a 7-foot clear ceiling (even under soffits), egress from bedrooms, and smoke and CO detectors in the new space.

Sprinklers in the wildfire zone

Draper's wildfire plan says homes in its wildland interface, highest around SunCrest and Corner Canyon, must have automatic fire sprinklers.

Ten feet from any fault

In the Hillside Sensitive Lands Overlay, nothing can be built on or within 10 feet of a mapped fault, and slopes over 30 percent cannot be developed.

Radon is common

Draper's hazard plan reports that 52 percent of Draper homes tested at or above the World Health Organization radon level.

"Alpha homes does good work on the flips that I have them do. I recently had a project where I was in a hurry to get completed up and they got out their quickly and changed out the lights, fixed a bunch of exterior boards that were separating and made it look really nice and protected for the long haul. I look forward to using Tanner in the future on other projects."

Questions

Draper questions.

Who issues building permits in Draper?
Draper City Building Division at 1020 E. Pioneer Road. You apply through the city's online services portal, and you need an account to use it.
My SunCrest home has fire sprinklers. Does that change a basement finish?
It can. Homes in Draper's wildfire zone have sprinklers, and new finished rooms usually need the system extended into them. We plan for it from the start.
Do you build on hillside lots in Draper?
Yes. Expect a geotechnical report before the city accepts plans for a new home, and no building within 10 feet of a mapped fault.
