Building new

A new house on the lot you love.

Some homes are worth remodeling. Some are worth starting over. On the east bench, a lot of families love their street and their view, and the right answer is a new house on the same lot.

Alpha Homes builds custom homes and teardown rebuilds with the same crew that does our remodels. You get Tanner from the first walk of the lot to the final inspection.

Know the rules first

Foothill lots come with their own rules.

Building near the mountains is not like building on the valley floor. These are the rules that shape a custom home in our four cities.

Sandy: slopes and wildfire

Slopes of 30 percent or more stay natural, and homes must sit an average of 20 feet back from them. Utah law also gives Sandy its own fire-resistant building rule for foothill areas.

Draper: faults and sprinklers

No structure within 10 feet of a mapped fault, and no building on slopes over 30 percent. Homes in Draper's wildfire zone, like SunCrest and Corner Canyon, need fire sprinklers.

Holladay: sized to the lot

Height limits run 32, 35 or 40 feet based on lot size, and a full-height home can only go as deep as the average of its neighbors.

Cottonwood Heights: built for snow and quakes

The city posts Seismic Design Category D-2, a 30 inch frost depth and a 43 to 57 psf drift snow load for new homes.

"Alpha homes does good work on the flips that I have them do. I recently had a project where I was in a hurry to get completed up and they got out their quickly and changed out the lights, fixed a bunch of exterior boards that were separating and made it look really nice and protected for the long haul. I look forward to using Tanner in the future on other projects."

Questions

Custom home questions.

Do you build new custom homes?
Yes. Alpha Homes builds new homes and teardown rebuilds on the east bench. Tanner can walk the lot with you and talk through what it will take.
What makes building on the east bench different?
Slope, faults and fire. Sandy and Draper both protect slopes of 30 percent or more, Draper bars any building within 10 feet of a mapped fault, and both cities have wildfire rules for foothill lots. Your lot may need a geologic report before plans are accepted.
Is a teardown and rebuild allowed in Holladay?
Yes. Holladay's own plan says new homes there are mostly infill and teardown rebuilds. Holladay sizes a new home to its lot and its neighbors, so the design starts with the city's zoning worksheet.
How long does a custom home take?
Every lot and plan is different. Tanner will give you a real schedule once the design and the city's requirements are clear.
