Finished basements for Draper's east bench, built to the city's basement checklist. Sprinklers, radon and ceiling heights planned in from the start.
Basements in Draper
Most Draper basements are waiting to be finished.
Draper's homes are newer than most of the valley. The city grew from about 7,000 people in 1990 to more than 51,000 in 2020, and a lot of those homes came with a basement left for later.
Draper also publishes its own basement checklist. It is specific about ceiling height, egress, insulation and detectors. Alpha Homes builds to it from the first sketch, so the plan review goes smoothly.
Draper basement rules
What is different about a basement in Draper.
7 feet clear, even under ducts
Draper's checklist shows a cross-section of ceiling, fur-down and soffit heights. Nothing may project below the 7-foot minimum ceiling height.

Draper's hazard plan reports 52 percent of Draper homes tested at or above the World Health Organization radon level.

Homes in Draper's wildland interface, highest around SunCrest and Corner Canyon, must have automatic fire sprinklers. New finished space usually needs coverage too.

Draper treats a second kitchen in a single-family home under its own zoning chapter, separate from accessory dwelling units.

Our Draper basement checklist.
- Test for radon before we frame. Half the homes Draper tested were at or above the WHO level.
- Lay out ducts and soffits so every room keeps 7 feet clear, the way Draper's checklist asks.
- Extend the fire sprinkler system into the new rooms if your home is in the wildfire zone.
- Keep the electrical panel out of closets and bathrooms, and add tamper-resistant outlets and a vented bath fan.
- Submit unlocked, to-scale PDF plans in one file through Draper's online portal, like the checklist requires.
We finish basements in Corner Canyon, South Mountain, Traverse Ridge and SunCrest, and the rest of Draper's east bench on the Salt Lake County side.
