Building in Holladay

Big homes, big lots, a lot of history.

Holladay is one of the oldest settlements in the valley. Pioneers led by John Holladay settled here in 1847, and the city incorporated in 1999. Most homes were built between 1950 and 2000, and the average house is nearly twice the size of the county average.

That mix of age and size is why Holladay remodels tend to be big ones. And because the city is mostly built out, new homes here are usually teardown rebuilds on lots families already love.

What we know about Holladay

Local rules that change the job.

These come straight from the city and the state. Fees and review times change, so we confirm them with the city on every job.

The fault runs through town

Holladay's 2025 General Plan says the Wasatch Fault bisects the city from north to south. Its older plan adds that high water tables are common.

Houses are sized to the lot

Height limits are 32, 35 or 40 feet based on lot size, and a full-height home can only go as deep as the average of the homes around it.

Its own building department

Holladay runs plan checks, permits and inspections in-house. You apply and book inspections online through iWorQ.

Creeks shape the neighborhoods

Big Cottonwood Creek, Spring Creek and Neff's Creek run through town, and older neighborhoods follow the edges of Big Cottonwood Creek.

"In March Tanner and his crew took on a project we've had on our “To Do” list for a while! We converted our two upstairs bathrooms and made a grand master bathroom, converted our upstairs laundry room into our 2nd upstairs bathroom, and updated our basement bathroom. Tanner took our visions and helped us make them all a reality! Tanner is a great communicator, which for us, is a very valuable asset!"

Questions

Holladay questions.

Who handles building permits in Holladay?
The City of Holladay Building Department. Permits and inspections run through the iWorQ portal. City Hall is in a temporary spot right now, so check the city site before you go in person.
Can I tear down and rebuild in Holladay?
Yes. The city's own plan says most new homes here are infill or teardown rebuilds. The new home has to fit the R-1 zoning worksheet: height by lot size, the building corridor, setbacks and lot coverage.
Why does Holladay ask about creeks and ditches?
The city's R-1 worksheet asks about open waterways within 100 feet of your lot, plus fault, floodplain and steep slopes. Those rules override the rest of the worksheet.
