Kitchens in Sandy

Sandy kitchens from the 1970s and 1980s.

A lot of east Sandy homes went up when the city boomed in the 1970s and 1980s. If yours still has the kitchen it was built with, it is probably closed off, short on light, and not built for how families cook and gather now.

Alpha Homes rebuilds the whole room. And because our shop is in Sandy, Tanner can usually get out to walk your kitchen quickly.

Sandy facts

What shapes a kitchen remodel in Sandy.

Cosmetic work may not need a permit

Sandy's own list says painting, tiling, cabinets, counter tops and similar finish work do not need a building permit.

Moving a wall does

Taking out a bearing wall needs a remodel permit and structural plans, which may need an engineer's stamp. The plans examiner decides.

Built in the boom

Sandy went from 6,438 people in 1970 to 52,210 in 1980 and 75,058 in 1990.

Bump-outs meet the size cap

Sandy caps house size by zone. In R-1-15 it is 5,500 sq ft for a one-story home, so a kitchen addition has to fit under it.

How we do it here

Our Sandy kitchen plan.

  • Walk the kitchen and decide if a wall needs to move. That one decision sets the permit path.
  • If it is cabinets, counters and tile only, skip the permit the city does not require.
  • If a bearing wall comes out, get the beam engineered and pull the remodel permit.
  • Order cabinets and stone early so the crew is never waiting on materials.

We remodel kitchens across east Sandy, from the Dimple Dell neighborhoods to Bell Canyon and the homes near Little Cottonwood Canyon. Sandy incorporated in 1893, but most east bench kitchens date from the boom that started in the 1970s.

Questions

Kitchen questions from Sandy.

Do I need a permit to remodel my kitchen in Sandy?
Not always. Sandy says cabinets, counters, tile and painting do not need a building permit. Moving walls, plumbing, gas or electrical does.
Can you open my Sandy kitchen to the living room?
Usually. If the wall is load-bearing, it needs a beam and structural plans with the remodel permit. We handle both.
Can the kitchen be part of a bigger remodel?
Yes. A lot of Sandy kitchen jobs grow into the main floor or the basement. We can price it either way.
